House Clearance Glasgow: A Step-by-Step Downsizing Guide
House clearance in Glasgow typically costs £200 to £400 for a one-bedroom flat, £350 to £650 for a two or three-bedroom property, and more for a full house with a loft and garage. The figure depends on volume, access and how much requires licensed disposal rather than reuse.
Clearances happen for three main reasons — downsizing, end of tenancy, and probate — and each needs handling differently. Our Glasgow clearance service covers all three, and we are licensed waste carriers.
What it costs
| Property | Typical cost | Time |
|---|---|---|
| Single room | £120 – £220 | 2–3 hours |
| 1-bed flat | £200 – £400 | Half day |
| 2-bed property | £300 – £550 | Half to full day |
| 3-bed house | £450 – £750 | Full day |
| With loft and garage | Survey-based | 1–2 days |
Upper-floor flats with no lift cost more than ground-floor properties, for the same reason a tenement move does — everything is carried.
Downsizing: do the clearance first
The most common mistake in a downsizing move is moving everything and sorting it afterwards. It costs twice — once to transport items you will not keep, and again to dispose of them from the new address, usually a smaller property with less room to sort.
Clearing before the move almost always works out cheaper. Our guide to where removal costs actually go explains why volume is the single biggest lever on price.
Probate and bereavement clearances
These need a different pace and a different approach. Items of sentimental or financial value have to be identified before anything is disposed of, and executors often need a record of what was in the property.
We work slowly through these, set aside anything that looks personal or valuable for the family to review, and will provide a written inventory where an executor needs one. If the property is being sold, a clearance is usually needed before marketing photographs are taken.
End of tenancy clearances
Tenants are generally liable for removing everything, and anything left behind can be charged against the deposit as disposal. That includes items in communal closes, back courts and bin stores.
Scottish deposits sit in an approved tenancy deposit scheme and deductions can be disputed, but the simpler route is to clear properly. Photograph the empty property afterwards, timestamped.
What actually happens to it
- Reusable furniture and goods go to charity or reuse where they are in saleable condition
- Recyclable material is separated and sent for processing
- Electrical items go through WEEE disposal routes
- General waste goes to a licensed transfer station
- Confidential paper can be handled securely on request
Check the licence
Anyone removing waste from your property for disposal must be registered with SEPA as a waste carrier. If they are not, and your belongings are fly-tipped, the liability can come back to you as the person who handed them over.
Ask for the registration number. It is a reasonable question and any legitimate operator will give it without hesitation.
Combining clearance with a move
Where you are moving and clearing, doing both in one booking is cheaper than two separate jobs — the crew and vehicle are already there. We commonly run this alongside a house move, particularly for downsizing moves out to Newton Mearns or Bearsden.
Frequently asked questions
Do you take everything?
Almost everything. Hazardous materials such as paint, chemicals, gas bottles and asbestos need specialist disposal, which we will point you to.
Can I be there while you work?
Yes, and for probate clearances we would encourage it so anything personal can be set aside.
Do you buy items of value?
We do not purchase, but we will flag anything that looks worth valuing rather than disposing of it.
Are you licensed?
Yes, registered waste carriers. Ask us for the registration number at any point.
