Moving Out of a Glasgow Tenement: Stairs, Closes and Access
Tenement moves are the defining Glasgow removal job. Sandstone stairwells, tight turns at every half-landing, narrow closes and no lift mean that a 2-bed tenement flat can take longer to move than a 3-bed house with a driveway. Knowing what to expect – and what genuinely will not fit – is the difference between a smooth day and an expensive one.
This guide covers the practical realities, from measuring the stair turn to sorting parking and keeping your neighbours onside. Our crews handle tenement moves across the city through our home removals service.
The three measurements that matter
- The close width. The passage from the street door to the stairs. Often the narrowest point on the whole route.
- The stair turn. The diagonal clearance at the half-landing where the stairs double back. This is what defeats sofas, not the width of the stairs.
- The flat door and internal doors. Especially the bedroom door if a wardrobe was assembled inside.
Measure the diagonal at the tightest turn, then compare it to the diagonal of your largest item. If they are close, tell your mover before the day.
What typically does not fit
| Item | Usual outcome |
|---|---|
| Corner sofa (fixed frame) | Frequently will not turn – may need a window lift or disposal |
| Solid wood wardrobe | Usually needs dismantling, sometimes cannot be reassembled |
| American-style fridge freezer | Often too deep for the stair turn |
| Superking mattress | Usually fine – mattresses flex |
| Upright piano | Doable, but needs specialist piano movers |
Parking is half the job
In most tenement areas the van cannot simply sit outside. You will usually need a parking dispensation or a bay suspension arranged in advance, and there is a council fee and a lead time. Getting this right is worth more than any other single preparation – a suspended bay at the close mouth can take an hour off the day. Full details in our Glasgow parking permit guide.
Neighbours and communal areas
- Give notice. A note in the close a few days before costs nothing and prevents friction.
- Do not block the close. Neighbours need to get in and out all day, including prams and wheelchairs.
- Protect the stairwell. Communal areas are shared property. Damage to a stairwell wall is a public liability matter – check your mover carries it, as covered in our insurance guide.
- Prop the street door safely. Never wedge a security door in a way that leaves the building open unattended.
- Mind the timings. Early starts are normal for moves, but 7am hammering is not.
Where tenement moves are most common
Tenement stock is concentrated in the West End, Dennistoun and the East End, and much of the Southside. Each has its own quirks – grid-pattern streets in Dennistoun with rear lanes, conservation-area restrictions in parts of the West End, and a real mix of stock across the Southside.
Practical tips that save real time
- Empty and dismantle wardrobes the night before
- Take internal doors off their hinges if an item is borderline
- Pack in smaller boxes – you are carrying them down four flights
- Do a full clear-out first; a clearance before the move is cheaper than moving things you will bin
- Keep the close clear of stacked boxes – stage them in the flat instead
Common questions
Do movers charge more for a top-floor flat?
The floor level is factored into the quote. We do not add stair charges on the day.
What if my sofa will not fit?
We assess the route before the day. Options are dismantling, a window lift where safe and permitted, or arranging disposal and replacement.
How long does a tenement flat move take?
A 1-bed on the second floor is usually a half day. A 2-bed on the fourth is often a full day.
Can you help with just the heavy items?
Yes – furniture removals covers individual pieces if you are moving the rest yourself.
Tell us your floor and your close. Send a photo of the stair turn and we will tell you exactly what to expect. Get a free quote or call +44 7424 958288.
