Moving to Dennistoun: A Renter Guide to Glasgow East End Living

Dennistoun has changed more than almost any part of Glasgow in the last decade. Grid-pattern red sandstone tenements, a genuinely good food and drink scene on Duke Street, ten minutes into town, and rents that still undercut the West End for comparable space.

It is predominantly a renting neighbourhood, which shapes how moves work here — shorter notice, mid-tenancy changeovers, and deposits that need protecting. Our Dennistoun and East End team covers the area daily.

What the area is actually like

Duke Street is the spine, with Alexandra Parade running parallel to the north. The tenement grid between them is where most of the housing sits — typically one and two-bedroom flats, high ceilings, and the usual communal close and stairwell arrangement.

Alexandra Park is the main green space. Transport is strong: Duke Street and Bellgrove stations, plus frequent buses. Most people here do not run a car, which is part of the appeal.

The back lane advantage

Something specific to the East End grid worth knowing. Most Dennistoun tenement blocks have a rear service lane, and where the front street is narrow, parked up or on a bus route, loading from the back can genuinely save an hour.

It needs checking in advance though — some lanes are gated, some are blocked, and some have a surface that will not take a loaded van. Tell us your address and we will look at both approaches.

Moving day realities

  • Stairs. Two to four flights, communal, with a tight half-landing turn. Pack in smaller boxes than feels necessary.
  • Parking. Mixed. Some streets are controlled, and Duke Street itself has restrictions — see the permit guide.
  • Main road timing. Duke Street and Alexandra Parade are slow at peak. Mid-morning is easier.
  • Short notice. A lot of moves here are mid-tenancy. Call rather than email if your date is inside a week.

What it costs

PropertyGround floor2nd floor+, no lift
Studio / 1-bed flat£200 – £270£250 – £360
2-bed flat£340 – £440£410 – £580
3-bed flat£480 – £640£580 – £780

For a single room or a handful of items, a man with a van is usually cheaper — see current prices.

Protecting your deposit

  1. Photograph everything on move-out day, timestamped, including inside appliances
  2. Compare against the check-in inventory and note anything already damaged
  3. Clean properly or pay someone — it is the most common deduction
  4. Remove everything, including items left in the close or back court
  5. Scottish deposits sit in an approved tenancy deposit scheme and deductions can be disputed

Where people move from and to

The most common inbound moves are from the West End for people wanting the same tenement character at lower rent, and from the city centre for more space. Outbound tends toward Bishopbriggs and Kirkintilloch or Rutherglen when people buy.

Getting around, and what it means for moving day

Dennistoun is one of the easier parts of Glasgow to live in without a car, which is a large part of why people move here — and it shapes moving day too.

  • Rail from Duke Street, Bellgrove and Alexandra Parade into Queen Street
  • Buses along Duke Street and Alexandra Parade, frequent into the centre
  • Walking — the city centre is around 20 minutes on foot
  • Cycling — flat, direct routes into town

The practical consequence is that most people here have less to move than the flat size suggests, and no car to shuttle with. If you are moving a single room or a small flat, a man with a van is usually the right service rather than a full crew — see which one you actually need.

Frequently asked questions

Can you load from the back lane?

Often, and it is frequently faster. We check width, gates and surface before committing to it.

Do you do short-notice moves?

Yes. A lot of East End work is same-week. Call for anything inside seven days.

Do I need a parking permit?

It depends on the street. Send us the address and we will confirm.

Do you cover Parkhead and Bridgeton?

Yes, along with Shettleston, Carntyne, Haghill, Riddrie and Tollcross — see the East End access guide.
