Moving to Glasgow from England: Costs, Timing and Scots Law
Moving from England to Glasgow is straightforward logistically and surprisingly different legally. The removal itself is a long-distance job priced on volume and mileage. The part that catches people out is that Scottish property law works differently – there is no exchange and completion, and your moving date becomes binding much earlier in the process.
This guide covers both: what the move costs and how the Scottish system changes your planning. Our Glasgow removals team handles cross-border moves regularly.
What a long-distance move costs
| Route | Approx distance | Typical 2-bed cost |
|---|---|---|
| Manchester to Glasgow | 215 miles | £800 – £1,300 |
| Leeds to Glasgow | 220 miles | £800 – £1,300 |
| Newcastle to Glasgow | 150 miles | £700 – £1,100 |
| Birmingham to Glasgow | 295 miles | £950 – £1,500 |
| London to Glasgow | 410 miles | £1,200 – £2,000 |
Long-distance pricing reflects volume, mileage, fuel, tolls and whether the job needs an overnight. Local Glasgow pricing works differently – see our Glasgow cost guide.
How Scottish property law changes your timing
| England & Wales | Scotland | |
|---|---|---|
| Offer | Not binding until exchange | Formal written offer through a solicitor |
| Binding point | Exchange of contracts | Conclusion of missives |
| Moving date | Completion, often shortly after exchange | Entry date, agreed in the missives |
| Survey | Buyer commissions | Seller provides a Home Report |
| Gazumping | Possible before exchange | Not possible once missives conclude |
The practical upshot: once missives conclude, your entry date is fixed and hard to change. Book your mover as soon as that happens rather than waiting – see when to book your removals company.
The Home Report
In Scotland, the seller provides a Home Report containing a single survey, an energy report and a property questionnaire. As a buyer you get much of the survey information up front rather than paying for it yourself, which changes the order in which you do things compared to England.
What surprises people about Glasgow property
- Tenement flats are the norm, not the exception. Flats are over half the housing stock. Communal stairs, closes and factored buildings are standard – see our tenement guide.
- Factors. Most flats have a factor managing communal repairs, with a recurring charge.
- Council tax bands differ from England, and water and sewerage are usually collected with it.
- Parking is controlled across much of the West End, city centre and inner Southside.
- The Low Emission Zone covers the city centre and affects non-compliant vehicles.
Choosing where to live
Most people arriving from England start by looking at the West End or the city centre, then widen out. Families often end up in Bearsden and Milngavie or Newton Mearns and Giffnock for the schools and space. Our guide to the best areas to live in Glasgow compares them honestly.
Practical move planning
- Book as soon as missives conclude – long-distance slots are less flexible.
- Arrange parking at the Glasgow end, especially for a flat.
- Consider storage if entry dates do not line up.
- Confirm whether the move is one day or needs an overnight.
- Register with a GP and update your driving licence and council tax after arrival.

From the north of England, usually yes. From London or the south, it is often load one day and deliver the next.
Is my English solicitor able to handle it?
You will need a Scottish solicitor for a Scottish purchase – the systems are separate.
Do I need storage between properties?
Only if dates do not align, but it is more common on cross-border moves than local ones.
Is insurance different for long-distance?
The cover works the same way – see our removals insurance guide.
