Moving to Shawlands: What to Know Before You Move

Shawlands has become one of the most in-demand parts of the Southside, and for good reason — independent shops and bars along Kilmarnock Road, generous red sandstone tenements, Queens Park on the doorstep, and prices that still undercut the West End for comparable space.

It is also a genuine tenement neighbourhood, which means moving day needs the same planning as any West End close. Our Southside removals team covers Shawlands and the surrounding streets.

What Shawlands is actually like

The centre of gravity is Kilmarnock Road and Pollokshaws Road, where the independent food and drink scene has grown steadily. Queens Park is the main green space and a large part of the appeal. Transport is good — rail from Shawlands and Pollokshaws East, plus frequent buses into town.

Housing is predominantly red sandstone tenement, typically two to three bedrooms with high ceilings and big rooms. Strathbungo to the north is a conservation area with terraces and larger flats; Newlands and Cathcart to the south shift toward semis and detached houses.

Moving day realities

  • Tenement stairs. Two to three flights with turning stairwells. Measure the half-landing diagonal against your largest items — see the tenement guide.
  • Parking. Controlled in much of the Shawlands and Strathbungo area, so a dispensation is often needed — check the permit process.
  • Traffic. Kilmarnock Road and Pollokshaws Road are slow at peak. Mid-morning starts are easier.
  • Big rooms, big furniture. Southside tenements are generously sized, and furniture bought for them often will not come back out intact.

Who moves here

Two patterns dominate. First-time buyers and renters priced out of the West End come for the same tenement character at lower cost. And families who have outgrown a flat move on from Shawlands out to Newton Mearns and Giffnock for schools and space.

Our guide to the best areas to live in Glasgow compares the options honestly.

Renting or buying in Shawlands

The two experiences differ enough to be worth separating, particularly around moving day.

Renters moving mid-tenancy can usually pick a cheap mid-week date, which is worth doing — see the cheapest time to move. Buyers rarely have that flexibility once missives conclude.
