West End Glasgow Removals Cost: Tenement Pricing Explained
A West End flat move typically costs £260 to £380 for a one-bedroom on an upper floor, £420 to £600 for a two-bedroom, and £600 to £800 for a three-bedroom. Ground floor or lift access takes 20 to 25 per cent off those figures.
The West End is more expensive to move in than most of Glasgow, and it is worth understanding exactly why — because two of the three reasons are things you can partly control. Our West End removals team prices on access rather than postcode.
West End prices by property and floor
| Property | Ground floor / lift | 2nd floor+, no lift |
|---|---|---|
| Studio | £180 – £250 | £230 – £330 |
| 1-bed flat | £200 – £280 | £260 – £380 |
| 2-bed flat | £350 – £450 | £420 – £600 |
| 3-bed flat | £500 – £650 | £600 – £800 |
| Townhouse | Survey-based | Survey-based |
Add roughly £150 to £400 for full packing depending on size.
Why the West End costs more
- Stairs. Three or four flights with tight half-landing turns. Every item is carried, and every flight multiplies the time.
- Parking. Nearly every street is in a controlled zone, so a dispensation or bay suspension is needed, with a council fee and a lead time.
- Traffic. Byres Road and Great Western Road are genuinely slow at peak, and one-way systems lengthen the approach.
The bit you can control
Two of those three are fixable. Parking is the big one: a suspended bay at the close mouth rather than a carry from 60 metres up the street can take a full hour off the job, and on a fixed quote that is the difference between a comfortable day and a long one. Apply as soon as your entry date is confirmed — the permit guide covers the process.
Timing is the second. Mid-week and mid-month costs meaningfully less than a month-end Friday, and a mid-morning start beats an 8am one on the main roads. See the cheapest time to move house in Glasgow.
What you cannot control
The stairs. A fourth-floor flat is a fourth-floor flat, and any firm quoting the same price for it as for a ground-floor property has not understood the job — which usually means the price changes on the day.
We build floor level into the fixed quote rather than adding a stair surcharge when the crew arrives. Tell us the floor when you enquire and the price holds.
What large furniture does to the price
West End tenements have generous rooms and people furnish them accordingly. The recurring problem is furniture that went into the room in pieces and will not come out whole.
Where an item genuinely will not turn on the half-landing, the options are dismantling, a window lift where safe and permitted, or disposal and replacement. All three cost more than a straightforward carry, and all three are far cheaper to plan than to discover. Our tenement guide explains what to measure.
Comparison with other areas
| Area | 2-bed flat, upper floor |
|---|---|
| West End | £420 – £600 |
| Southside | £420 – £600 |
| Dennistoun / East End | £410 – £580 |
| City centre, with lift | £350 – £460 |
| Bearsden, house with driveway | £350 – £500 |
The city centre figure is lower because lift access beats a stairwell, not because the property is smaller.
Frequently asked questions
Why is a top-floor flat more expensive?
Every item is carried up or down three or four flights. It is labour time, and it is built into the fixed quote rather than added on the day.
Do I definitely need a parking permit?
On most West End streets, yes. Send us the address and we will confirm what applies.
Can I reduce the cost?
Move mid-week, sort parking in advance, and declutter before the survey. Those three together make a real difference.
Is packing worth it here?
More than in most areas — a tenement move runs long, and unfinished boxes are what stretch the day. See the packing cost guide.
